A step-by-step overview of how Clean Air Detective investigates mold, moisture, and indoor air concerns in homes and businesses.
The inspection begins with the property history: leaks, odors, visible staining, prior remediation, occupant concerns, real-estate questions, or areas where moisture has been observed.
Accessible areas are visually evaluated for water damage, suspect growth, staining, condensation, and conditions that can contribute to microbial growth. Moisture meters and infrared screening may be used to identify areas that need closer investigation.
When accessible and relevant to the concern, the inspection can include HVAC components, attic areas, crawlspaces, plumbing zones, and concealed cavities using tools such as a borescope.
Air, surface, bulk-material, bacteria, or water samples may be collected based on the investigation. Samples are submitted to an independent laboratory for analysis.
The report documents observed conditions, moisture findings, photographs, laboratory results when applicable, and recommended next steps. If remediation is needed, Clean Air Detective remains separate from the cleanup work.
